Buying a Property in Turkey

The process:

We can help you search for your dream property here in Turkey and then once you have found what you are looking for we will negotiate the best price for you and then the process begins…

 

It is a very easy and quick procedure for customers buying in Turkey as we do all the paper work etc for you and explain the procedure every step of the way, whether you are back at home or still in the country we will stay in constant contact with you through various channels and make sure you are updated regularly and any questions you have are answered to your satisfaction.

The first step is to find a property that is right for you

 

All you need to do is let us know what you would like and we will search our database for you, then we will show you what we have available and you can choose which properties you would like to view. If we don’t have what you are looking for we will search the area for you until we have found that exact property that you are looking for…after all we are here to fulfill your dreams, therefore that’s exactly what we will do!

 

We will take you to view as many properties as you wish and as many times as you wish, we understand that buying property in a foreign country is a daunting and confusing experience at times and we are here to make that experience as enjoyable as possible.

 

Once you have found that dream property

 

We will contact the owner and where possible negotiate the best price for you. Our fees are 3% commission and this is standard across most agents and is to cover the administration costs. We deal direct here and the only parties are the seller and yourselves.

 

Then a deposit is required and the contract drawn up

 

A holding deposit is required and this is usually 10% of the property price. The contract is drawn up and then the money is paid. The contract will state all payments and dates etc. It is standard that the rest of the payments are split into 3 and paid over the following 3 months, however this can be discussed and arranged to suit you. The contract is signed by the Agent and the buyer and you will receive a copy of this for your records as well as a receipt for your payment.

 

We can also arrange finance for you should you need a mortgage and this is done using a reputable UK company however this needs to be done and completed with proof of the mortgage agreement before the buying process can start.

 

Then the paperwork begins…

 

We make this process as painless as possible for you and we will be with you every step of the way.

The usual process for this is to open a bank account here in turkey, this means that you can handle your finances easier when you are here and money transfers are simple, this is entirely up to you and if you prefer you can transfer you payments from your UK account to ours, however transfer costs this way can be quite costly. This is something we will discuss with you and sort out which route is best for you.

 

However before you open an account and also when you receive your Tapu (Property deeds) you need to have a tax number. We will take you to the tax office to obtain a tax number, this is free of charge and is a quick and easy step.

 

We will then need to get your passport(s) translated at the notery office, this is ready for when your Tapu arrives to be signed.

 

Usually this is the time when you will be returning home and we will then deal with the rest of the process for you. We need to obtain military permission for the Tapu to be transferred into your name and once this is done and cleared your Tapu will be sent. When the Tapu arrives you will need to either be present to sign the Tapu or give power of attorney to us, the Agent to sign on your behalf, again these are options and can be discussed on the day to see which option best suits you.

 

When you come to make your payments again this can be done by transferring money to your account here and if we have power of attorney we can withdraw the money that way. To do this we will need a note from yourselves either faxed or emailed stating the amount and instructions to withdraw the money, or you can transfer from your UK account to our business account, again it’s up to you which way is best for you.

 

 

The costs that are incurred when buying are:

 

Land registry and council map                           approx £450

Military of defense application fee                     approx £130

Annual property tax                                          0.1% of the property price

Translator                                                         £40

Noter                                                               £60

DASK (earthquake tax)                                    £45

Property Tax                                                    3% of the property price

 

All prices are approximate and can change according to government legislation and the price of the property purchased.

 

You can arrange to leave a recorded amount of money with us if you want us to take care of this in your absence or when a procedure is complete or due to be complete we can contact you to arrange payment.

    

 

Tapu (Property Deeds)

 

When the Tapu arrives it needs to be signed and then there is tax to be paid. Again as above there is 2 ways this can be done, in person or by giving power of attorney.  The tax is 3% of the property price again a translator has to be present at this time. Also you will receive a separate living permission document which is permission to reside in your home, again this is standard and all properties require this to be able to be occupied.

Then the final costs are changing the electricity and water bills into your name from the previous owner.

 

Once you own your property

Once the property is officially yours and all the paperwork is complete and monies paid, we do hope that our relationship doesn’t end there! We are on hand 24 hours a day to help you whether you are moving over here and need schools, residency, doctors or whatever it may be we are here to help. Or whether you plan to return on holiday we can organise your transfers and help you with you needs during your stay. We can also help you furnish and decorate your new home and anything else you may need. Even if you just fancy popping in for a cup of tea and a chat…our doors are always open.

 

From a business point of view we can arrange holiday packages for your guests if you are planning to rent your property out, this includes transfers, cleaning, shopping etc. We can advertise your property for rent, manage the property maintenance as we have an excellent property management service…please do not hesitate to ask if there is anything else you need and we will gladly help you out.

 

Remember we expect you to “visit us as customers and leave us as friends”.

 

INSPECTION TRIPS

We offer inspection trips if you want to come out to Turkey to view property, we will organise your transfers, help you find flights and offer you a 1 week stay at one of our hotels or apartments.

We will try to get an understanding of what exactly you are looking for and we will build a portfolio of properties for you to view ready for your arrival.

If you decide to buy a property with us we will wave the cost of the accommodation and transfers for you.
